An appeal has been lodged with An Bord Pleanala against Louth County Council’s decision to grant Maxol planning permission for a new filling station and convenience store on the outskirts of Ardee.

Last month the fuel retailer was granted conditional planning permission by Louth County Council to redevelop the former McCabe’s Toyota Garage at the junction of the N2 and R171 Tallanstown Road at The Glebe in Ardee.

However, local businessman John Malone, c/o Stephen Ward Town Planning and Dev Consultants Ltd in Dundalk, has objected to that decision – pointing out there was already a filling station and oil depot close by.

In his appeal, Mr Malone argued the planning history establish “a very clear precedent that a development of this nature and scaled would be contrary to the proper planning and sustainable development of the area.”

He said there would be an adverse impact to the lifespan and carrying capacity of the national road network, an endangerment of public safety due to increased pedestrian activity. He also argued it could be prejudicial to public health because of capacity constraints on the Ardee Wastewater Treatment Plant.

He also felt it had the potential to significantly undermine the vitality and viability of Ardee Town Centre.

Previously Aldi were unsuccessful in their attempts to open up a supermarket in this area.

Maxol are also set to open a new filling station in Dundalk on the Dublin Road, opposite Dundalk IT.

Maxol have been given the go ahead to open a new filling station at the former McCabe’s Toyota garage outside Ardee.

The fuel retailer has been granted conditional planning permission by Louth County Council to redevelop the existing commercial site at the junction of the N2 and R171 Tallanstown Road at The Glebe in Ardee.

They are proposing to alter the existing car showroom and offices including reducing the floor area. As well as incorporating a gym in the basement they hope to modify and reduce the floor area of the Vehicle Test Centre to accommodate alterations for a proposed filling station.

The petrol station would include a shop, café/restaurant and offices and meeting rooms.

As well as the forecourt area, the site would also feature a drive thru car wash, parking, play areas and more.

The company has been given permission to install underground storage tanks, bunkering facilities and a chemical/eslan disposal point as well as altering the access point to the site.

Wanze Properties (Dundalk) Limited, the company behind the construction of the new Tesco Xtra megastore in Dundalk, have been given the go ahead to install a new café in the revamped supermarket.

The company were recently granted planning permission to extend unit 4 in the premises by circa 42 square metres from 127 square metres to 169 square metres.

They have also been given permission to the change the use of the unit to a café, while they are also set to rearrange the adjacent ancillary services area and toilet facilities.

The new Tesco Xtra megastore will be located on the site of the old Dundalk Shopping Centre at the junction of Dublin Street, Hill Street and Stapleton Place.

The old centre was demolished before Christmas with construction work on the new Tesco premises well underway at this stage ahead of its expected opening in August.

As well as Tesco, the new building is also set to feature Traynor’s Butchers and Hickey’s Pharmacy, who are both operating out of temporary units alongside a Tesco Metro store on the Avenue Road during the construction phase.

Former Superquinn in Dundalk for sale

The former Superquinn supermarket at Carroll Village Shopping Centre has been placed up for sale for €1.25 million by estate agents Lisney.

The retail unit, which has been closed since the summer of 2011 when it traded as Carroll Village Supermarket, is approximately 3,800 sqm.

The store initially opened as Superquinn in 1999 but closed in February 2009. Due to contractual obligations to the centre – which is now completely vacant – Superquinn were forced to reopen the store just before Christmas 2010 to honour a 20-year ‘keep open’ clause in their lease agreement.

However, they named it Carroll Village Supermarket and the store struggled to attract trade back before closing just over two years ago when it was omitted from Musgrave’s purchase of Superquinn.

Lisney’s appear to be trying to attract interest in the store by namechecking some of the neighbouring tenants such as Tesco, Penneys, IMC Cinema, O2 and Bank of Ireland, while also mentioning some of the big name multinational companies trading in the town.

The property comprises a ground supermarket with ancillary office/staff accommodation at first floor level. The ground floor provides an extensive modern retail floor plate together with storage and stock areas, which open directly onto a service yard. At first floor level there is ancillary office/staff accommodation, which includes canteen and toilet facilities.

They are advertising the property as having a “myriad of uses”, subject to planning.
