Marshes given until 2019 to expand centre and build hotel

The possibility of a hotel being built at the Marshes Shopping Centre remains alive after Dundalk Town Council granted an extension of planning permission to the centre for a huge expansion.

Permission for the Marshes phase two development was originally granted in 2009 but was never developed.

Now though, the centre operators – Marshes Shopping Centre Ltd – have until September 2019 to turn the dream into a reality.

Plans include an extension to the existing centre of 11,945 square metres, comprising 14 new units and nine new kiosks, which would be accessed from a new covered pedestrian street extending from a new entrance on the Ramparts Road to a new entrance adjacent to the existing shopping centre car park and connecting to the existing mall.

Similar to the existing shopping centre, the proposed building will be 4/5 storey equivalent in height including domed entrance features.

The development would involve modifications to the existing centre, including the incorporation of the mall area located to the east of Penneys into the proposed new units and a change of use of the existing entrance pavilion on the Ramparts Road to a retail use.

A new service yard would also be located to the east of the extension with access from the Ramparts Road and car park.

The Marshes Shopping Centre Ltd also hope to build a four storey hotel of 5,500 square metres, fronting onto the Ramparts Road with tower features on the northwestern and northeastern corners.

The 105 bed hotel would include a reception, bar/restaurant, meeting rooms and ancillary accommodation within a double height ground floor area. It would also have a car park with 80 spaces.

There are also plans for a five-storey building of 4,085 square metres, which would accommodate eight own door office suites on the ground floor and 32 two-bed apartments on four levels above. This would front onto a new link road and contain parking to the rear for 36 cars.

The application also seeks permission for a new link road replacing the existing road (Marshes Avenue) from the Ramparts Road to car park one of the shopping centre to the south. This would be located approximately 60 metres to the east of the existing access road and would link the Ramparts Road to a new roundabout to be provided in the north eastern corner of car park one of the shopping centre. This would require a minor adjustment to the layout of car park one.

The Marshes also revealed recently that they hope to submit a planning application in the coming weeks for a cinema at the centre.

Plans for a major new multi-storey office and apartment block running between Francis Street and Crowe Street remain on track after the developers were granted a renewal of planning permission for the development.

Peaken Development Ltd, the company behind the ambitious plans, applied to Dundalk Town Council for an extension of the planning permission for the project at the former Dealgan Printworks site and Kay’s Tavern pub (now trading as the Crowe’s Nest).

Peaken were previously granted planning permission in 2006 but when the recession hit plans were shelved. There is still a possibility though after their initial application was granted again and if built it  would see a building linked at ground, first and second floor levels.

The development is envisaged as having a basement car park with pedestrian and vehicular lift access incorporating 26 under ground car parking spaces.

The ground floor unit would incorporate 942sqm of mixed retail space in three separate units, with pedestrian entrances on Crowe Street and Francis Street and a vehicular entrance on Francis Street.

The first floor would comprise 1,074sqm of new office accommodation and the conversion of 62.4sqm of existing residential accommodation within Kay’s Tavern to office accommodation.

The second floor would also comprise 1,074sqm of office accommodation and the conversion of 73sqm within Kay’s Tavern to office accommodation.

There would also be seven third level apartments, two fifth level apartments as well as lobbies, lift shafts, balconies, stairwells, common areas and plant rooms.

The news of the development comes shortly after nearby Williamson’s Mall and the Euro Antiques shop on Francis Street were both put on the market by Monarch Properties who had envisaged equally big plans for those sites.

Woman battles for her life following Long Walk accident

A local woman is said to be battling for her life after suffering serious injuries following an accident in the car park of the Long Walk Shopping Centre today.

The woman was pinned under an overturned car that had been struck and subsequently overturned by another car. Three children were also taken to hospital following the incident but their injuries are not thought to be life-threatening.

Several firemen were required to free the injured woman from under the vehicle.
