Lismar B&B on Stapleton Place is close to being sold after sale agreed signs went up on the property in the last week or so.

The terraced three storey Edwardian properties at 8 and 9 Stapleton Place went on the market with Michael Lavelle estate agents back in April for €350,000 but it is not known what offer is on Lismar.

It currently operates as self catering and guesthouse accommodation and both addresses been restored and refurbished in recent years.

8 Stapleton Place consists of seven self-contained self catering units in a mix of one and two bed units while 9 Stapleton Place features nine en-suite guest bedrooms, a 15-20 seater dining room, a kitchen and office. There is also parking spaces to the rear, a house manager’s apartment, a laundry room and a separate office.

Three lots of quality agricultural land in Louth Village will go under the hammer at a local auction next month.

The three lots at Priorstate will be sold by local estate agents Michael Lavelle in the Fairways Hotel on Monday April 7th.

In total c.22.7 hectares/56 acres of land will be sold on the day.

This comprises the first lot of 7.6ha/19 acres, the second lot of 4ha/10 acres and the final lot of 11ha/27 acres.

The former Farrelly’s Bar premises in Bridge Street is close to being sold after going sale agreed last week.

The public house at 84 Bridge Street, which has been closed for some time, went on the market last October with Michael Lavelle Estate Agents, who are located next door.

It is understood that a deal is now close to being finalised for the premises, which had an asking price of €100,000.

As well as being a 7 day licensed premises, the three-storey building also comes with accommodation overhead.

Two prominent Dundalk properties have gone on the market in recent days.

The Elgee Buildings at Market Square, which houses the Vodafone Ready To Go store and Ulster Bank, is available for €1.8m with estate agents DNG Duffy.

The building consists of four retail units on the ground floor – each with a basement – and four floors of office space which are serviced by a lift.

Also in situ at the building are PetSafe and Woods Ahern Mullen solicitors.

The existing tenants would be unaffected by any sale.

Meanwhile, Lismar B&B on Stapelton Place has also been put up for sale for an undisclosed sum.

The Edwardian property offers a combination of guest house and serviced apartments and is being offered for sale by Michael Lavelle estate agents in one or two lots.

In total there are nine bedrooms in the property, all of which are en-suite.

Derryhale Hotel on the market

The Derryhale Hotel on the Carrickmacross Road is on the market at present with local estate agent Michael Lavelle.

This is despite rumours which have been circulating recently, speculating that the hotel was set to be reopened.

Derryhale was one of Dundalk’s finest hotels for a number of years but has been closed for a number of years.

It is believed to be owned by the McCaughey family, who are best known for their building background. They bought it from the Sexton family in November 2004 for what was described as a “multi-million euro” deal.

No price has been specified for the hotel, which was opened in 1906 by the Donnelly family.

The hotel sits on a two acre site and while it has been closed in recent times it has undergone an extensive renovation, refurbishment and upgrading work that has seen the late Victorian/early Edwardian building restored to its original state.

The accommodation features 23 bedrooms and suites, a restaurant, two bars, a conferencing and banqueting suite, an executive meeting room, secure parking and passenger lifts to all floors.

As part of the selling description, Michael Lavelle says that there is also the possibility to expand the hotel further.

“In March 2002, full planning permission was granted for a three storey block of 86 bedrooms including a ground floor conference centre, swimming pool and gym area with plant and stores at basement level. This planning permission has now expired but the precedent would indicate that the site has immense potential to further develop the facility.”
