Plans are in place to complete a Dundalk ghost estate.

The Towers estate on the Point Road has been lying idle for a number of years but now Black and White Construction, headed up by local man Niall Wiseman are looking to complete the project.

Indeed, local estate agents DNG Duffy have begun to promote the new builds with enquiries now being taken for the homes, which are set to be located opposite the entrance to the Red Barns Road.

The energy efficient houses will offer uninterrupted views of the Mourne Mountains and 9ft high ceilings on the ground floor.

A four bed detached house in the estate is available at €295,000, a four bed semi is €230,000 while a three bed semi has a €183,000 asking price.

The Towers was previously a castle-like residence that was built by local businessman Thomas Craig around 100 years ago. In more recent years the Mackle family, who still reside locally on the Lower Point Road, had owned it.

Dundalk ghost estate to be developed as 18 new homes to be sold early next year

A Dundalk ghost estate is finally set to be completed, at least partially, with a number of properties set to be marketed for sale early in the New Year.

Local estate agents Sherry FitzGerald Carroll have announced that they will be selling new units in the Carlinn Hall estate on the Mullaharlin Road next spring.

The Carlinn Hall houses were specially designed to include high energy efficiency through insulation and high-tech heating and were marketed as homes of the future. Despite a high-profile launch, including a featured spot on RTÉ, they never got off the ground and conditions have been tough for the few people who live there.

The estate was sold recently, however, and the new owners would appear to be on the verge of improving things based on their impending sale of 2, 3 and 4 bed homes.

There will be 18 homes for sale in total. They include:

  • 2 bed semi-detached houses for €105,000
  • 3 bed terraced houses from €130,000
  • 4 bed detached houses for €202,500

At present just two families live in the estate, which was sold in July for just over €1,233,480.10, exclusive of VAT.

While this is a positive development for the estate, it remains to be seen what will be done with the remainder of the 17.93 acre site, which was originally intended to cater for 203 homes and a crèche.

There is also planning permission for a 70-bedroom nursing home in place of 21 of the houses but the new owner – who remains anonymous – is likely to be testing the water with the 18 units set to be sold to see what demand is like for new homes in the area.

The attractiveness of Carlinn Hall is likely to be boosted by its close proximity to Dundalk IT and international firms such as PayPal and eBay.

One of Louth’s ghost estates is close to being sold after going sale agreed in the last week.

Shore Court in Omeath contains 14 houses in need of completion works on a site measuring 1.14 hectares.

While it is not known what price has been agreed for the ghost estate, local auctioneer DNG Duffy had been seeking €400,000 for the estate of 16 houses.

Of those 16, 14 are at varying stages of completion, with two already sold that are not part of the sale.

The development contains four terraces of four houses and in each terrace there are two three bed end of terrace houses and two two-bed mid terrace houses.

Short Court is located just 500 yards from the centre of Omeath Village and is adjacent to the Silverstream Service Station on the Carlingford to Newry Road (R173).

A Dundalk ghost estate, which is occupied by just two families, looks like it is on the verge of being sold.

The Carlinn Hall estate on the Mullaharlin Road went on the market last July for €2.95m, on the instructions of receiver Declan Taite of RSM Farrell Grant Sparks.

The site, which measures 7.26 hectares (17.93 acres), has been marked as sale agreed though in recent weeks on property website MyHome.ie.

That suggests that a buyer for the estate has been found, with finance just waiting to come into place.

The land for sale includes the first phase of 30 houses, some of them completed and others at various stages of completion, as well as foundations for a further 25 homes.

Cavan-based Keelagh Homes had been developing the site with funding from the EBS before the company was put into receivership. The loans are now the responsibility of NAMA.

The developer had carried out extensive ground works on the site including underground services, estate roads, footpaths and street lighting. Two of the houses are already occupied – well short of the original intention for 203 houses and a crèche.

Alternatively there is planning permission for a 70-bedroom nursing home in place of 21 of the houses. An extension of the planning permission means that it does not expire until June, 2016.

Its close proximity to the Xerox Technology plant, including recently opened PayPal and eBay, also make it attractive to investors.

The Carlinn Hall houses were specially designed to include high energy efficiency through insulation and high-tech heating. A wood burning district heating system is already providing heat to the existing houses.
