A filling station and convenience store in Dromiskin is close to being sold after going sale agreed in recent days.

The Texaco garage and Centra store is located in the heart of the village and is currently run by Hallinan’s, whose lease is unaffected by the sale. It is understood that Hallinan’s themselves led the bidding for the business. Estate agents DNG Duffy had been seeking €800,000, although the agreed selling price is not known.

The pharmacy which makes up part of the complex is not part of the sale.

The investment property includes a supermarket, forecourt, canopy to the front, car wash, offices, storage, staff kitchen and toilets to the rear. There is also a car park to the side and rear of the property.

The property has 23 years and 11 months remaining on its lease, which was signed on June 1st last year. The annual rent is €50,000 plus VAT, payable monthly pro rata, with a rent review every five years. There is also a break option after the first 10 years while the tenant is liable for insurance costs and service charges.

Here at Talk of the Town we like to help out local businesses in any way we can.

Usually that is simply by promoting their services or letting people know of an event coming up. We like to help in any way we can but often you do not know what impact a story has. Therefore it warmed our hearts when we learned last week that a recent article had led to a lucrative contract for one local business.

Back on September 2nd we did an article on local SME Kookee scooping two Great Taste Awards for its Oatmeal and Chocolate Cookie Mix and for its Triple Chocolate Chip Cookie Mix.

That article caught the attention of Vine House Catering in Darver, who subsequently placed an order for 1,000 cookies a week with Kookee’s Pauline Clarke.

Pauline told Talk of the Town how the article led to the piece of business.

She said: “Thanks to Talk of the Town I was approached by Bernie Walsh from Vine House Catering.

“Bernie, along with her team provide in house catering to businesses and schools in Dundalk and Drogheda. The top of her agenda is to provide healthy homemade food and having seen your article she felt our product would be a perfect fit.

“We now have developed four brand new flavours for Vine House Catering and will be shipping 1,000 cookies a week starting next Monday.

“This is a wonderful opportunity for us to let more local people taste our products and hopefully we will be able to create more job opportunities in the coming months.

“I would like to thank Talk of the Town for giving us a fantastic boost.”

Established in 2009, Kookee’s products include freshly baked cookies, frozen uncooked dough for restaurants and deli counters and an easy make dry mix so you can create your own cookies at home.

Pauline set up Kookee after giving up work to become a career for her autistic son. Saturday mornings became a baking day for her and her three children and the popularity of their products led to her setting up what is now a thriving business.

Kookee’s mixes are available in over 50 SuperValu stores nationwide while its cookies are on sale locally in Barry’s at the Market Square, 23 Seats in Crowe Street and Urbano 21 in Park Street. They have also been recently introduced to the Food House and the Centras in Bay Estate and Blackrock.

Blackrock Village Centre on verge of being sold

The Blackrock Village Centre is close to being sold.

The modern neighbourhood scheme, which extends to 1,012sqm (10,893sq ft), went on the market just last month with local estate agents Sherry FitzGerald Carroll for an asking price of €1.65m.

However, it has recently gone sale agreed with the finer details of the sale just to be ironed out. It is not known as yet what sum was accepted for the village centre or who the buyer is.

With anchor stores including Bradley’s Pharmacy and Centra, the property is 88% let to four tenants at a current rent of €178,372 per annum, with Fusion Hair Salon and Blackrock Dental Surgery also based there.

In total the centre includes two retail units downstairs and three upstairs, with the first floor benefitting from a balcony area that boasts spectacular views over Dundalk Bay.

Winning Euromillions Plus ticket is cashed in after being sold in Ardee

euromillions_plSomeone in the area is €500,000 richer after collecting a cheque from National Lottery headquarters yesterday after winning Tuesday night’s Euromillions Plus draw.

The woman from Co Louth has not been named but it is believed she is from the Mid-Louth area as her €6 Quick Pick ticket was bought in O’Gorman’s Centra on Castle Street in Ardee on the day of the draw.

There was another winner of the Euromillions Plus draw on Tuesday. It was sold in Maynooth, Co Kildare although the winner has yet to come forward.

The annual Blackrock Triathlon will take place this Saturday in the village.

The event, which gets underway at 1.15pm, consists of a 750m swim, an 18km cycle and a 6km run.

This year’s event is sponsored by Centra Blackrock and entry is still possible at a price of €30.

Last year’s winner was Brian Campion with an overall time of 00:55:09.
